L-Shaped Dormer Conversion - Bristol

This project involved a semi detached property in Bristol, where the existing loft had previously been converted as part of an HMO and provided only a small, poorly proportioned room.

The brief was to significantly increase the usable space within the roof to accommodate a growing family. Rather than simply refurbishing what was there, the decision was made to carry out a full hip to gable conversion combined with an L-shaped dormer extending over the existing rear double extension. This approach maximised the footprint of the loft and unlocked the full potential of the property.

Extensive structural alterations were required, as the existing roof structure was not fit for the intended layout. Ridge steels, new floor supports and roof alterations were introduced to create a stable space. Initially, the property required a new roof, once costs were explored, it became clear that investing slightly more to complete a full conversion would provide far greater long term value.

The finished loft now provides two additional bedrooms and a well sized family bathroom. Multiple rooflights and dormer windows were carefully positioned to maximise natural light, including a large Velux, a dormer rooflight, a main dormer window with a feature triangular window detail, and an additional window within the L-shaped section. Together, these openings create bright, open rooms with impressive views across Bristol.

The result is a substantial loft conversion that transforms what was once an underused space into a bright and practical upper level, designed to support the continued growth of a young family.
